The primary interest of our clients was to enhance their enjoyment of a beautiful backyard. They had a
three-season room off the rear of their home. Their objection to the room was that the short dimension on the
room was only 10’ and that made furniture placement problematic.
The
second drawback to the room was that it was not heated. They also had an interest in having open hard surfaces
that they could enjoy their backyard in the warmer months.
The slab for the original room did not have a proper foundation, so we needed to begin by
removing the existing
room including the concrete slab. Starting from scratch offered some design advantages in that we could elevate t
he new room, so it was only two steps below the home’s first floor, rather than three. It also allowed us to
extend the short dimension of the room to 14’, thus
improving the possibilities for furniture arrangement.
Installing hydronic radiant heat in the new tile floor provided our clients with the opportunity to use the room
throughout the winter.
We excavated under the existing stone wall in front of the original
sunroom and poured a new footing so we could incorporate the existing stone wall in our new foundation.
Then we turned our attention to the outdoor areas. With attention to the existing grading and the existing
stone work on the house, we built a flagstone patio framed
with a matching stone wall. Making this patio look like an original part of the home and having it integrate with the new sunroom was a chief
objective.
